Dholera — India's Emerging Semiconductor Hub

From Land to Silicon: the rise of Dholera's semiconductor ecosystem.

A wafer fab is not a single factory — it is the centre of a supply chain. Understanding that chain is the clearest way to judge what Dholera's property market may look like over the next decade.

The Ecosystem, Layer by Layer

01

Wafer Fabrication (Fab)

Tata Electronics, with Taiwan's Powerchip Semiconductor Manufacturing Corporation (PSMC), is building a 300mm fab in the Dholera SEZ, planned for 50,000 wafer starts per month. Government information cites a proposed investment of about ₹91,000 crore and roughly 21,000 projected jobs.

02

Equipment & Technology

Fabs depend on a small set of global equipment suppliers. Tata Electronics has stated that ASML will support the establishment and ramp-up of its upcoming 300mm Dholera fab. Equipment vendors typically set up local service, spares and calibration presence near a fab.

03

Materials & Chemicals

Fabs consume ultra-pure gases, chemicals, photoresists, wafers and consumables continuously. These are heavy, regulated and time-sensitive, so suppliers prefer to locate close to the fab — creating demand for industrial plots and specialised storage.

04

Testing, Packaging & OSAT

After fabrication, chips need assembly, testing and packaging. OSAT operations are typically more labour-intensive than a fab, which is why they have an outsized effect on local employment and housing demand where they are established.

05

Electronics Manufacturing

Downstream electronics and component assembly units cluster near chip supply to shorten lead times. This layer is what broadens an industrial region from one anchor plant into a genuine manufacturing base.

06

Logistics & Supply Chain

Semiconductor freight is high-value and time-critical, which is why airport cargo capability, expressway access and organised warehousing matter as much as the fab itself.

07

Workforce & Supporting Businesses

Engineers, technicians, contractors and service staff need housing, schooling, healthcare, retail and food services. This is the layer that translates industrial investment into residential and commercial property demand.

Information Policy

Company/project information is provided for educational and informational purposes. Announcements, MoUs and proposed investments do not necessarily represent completed investments or operational facilities. Project status, investment amounts, timelines and employment figures may change. Visitors should verify information through official company and government sources before making investment decisions.

Fab construction and ramp-up run over several years and published timelines have shifted before. Treat every ecosystem layer beyond the fab as an expected pattern based on how semiconductor clusters develop elsewhere, not as a confirmed Dholera pipeline.
